1. Agreement to These Terms
By creating an account or using the Elvirio Host OS service (“Service”), you agree to be bound by these Terms of Service (“Terms”). If you are using the Service on behalf of a business, you represent that you have authority to bind that business to these Terms.
If you do not agree to these Terms, do not use the Service.
2. The Service
Elvirio Host OS is a web-based operational management platform for short-term rental operators. The Service provides:
- Synchronisation of availability calendars from third-party OTA platforms (Airbnb, VRBO, Booking.com, and others that provide iCal feeds)
- Occupancy gap detection and analysis
- Pricing intelligence tools
- Financial deal analysis and scenario modelling
- Property portfolio management

We are not affiliated with Airbnb, VRBO, Booking.com, or any other third-party platform. The Service reads availability data from those platforms at your direction.
3. Eligibility
You must be at least 18 years old to use the Service. By registering, you confirm that you meet this requirement and that the information you provide is accurate.
4. Your Account
Registration: You are responsible for keeping your login credentials secure and for all activity that occurs under your account. You must not share your account with others.
Accuracy: You agree to provide accurate information during registration and to keep it current.
Termination by you: You may delete your account at any time. Deletion is permanent and removes all your data from our systems within 30 days, as described in our Privacy Policy.
Multiple accounts: Creating multiple accounts to circumvent any limitation or restriction is prohibited.
5. iCal Calendar Feeds
The Service allows you to connect iCal feed URLs from third-party platforms. By connecting a feed, you confirm that:
- You have the right to access the calendar data associated with that feed
- The feed belongs to a property or listing that you manage or have authority over
- You are not connecting feeds belonging to third parties without their consent
We fetch iCal feed data at regular intervals and when you manually trigger a sync. iCal feeds contain only availability data (booking dates and statuses) — they do not transmit guest personal information to us.
Important: We are not responsible for the accuracy, availability, or content of data provided by third-party iCal feeds. If a feed becomes invalid, changes format, or a third-party platform modifies its data structure, we cannot guarantee that synced data will remain accurate.
6. Deal Analyzer
The deal analyzer tool provides financial projections based on inputs you provide. These projections are for informational and planning purposes only. They are not financial advice. We make no representation that actual rental income, occupancy, or profitability will match any projection generated by the Service.
Before making any property investment or leasing decision, you should consult a qualified financial adviser.
7. Acceptable Use
You agree not to use the Service to:
- Violate any applicable law or regulation
- Infringe the intellectual property rights of any third party
- Attempt to gain unauthorised access to any part of the Service or its underlying systems
- Introduce malicious code, viruses, or disruptive software
- Use automated tools to scrape, extract, or bulk-download data from the Service
- Resell, sublicense, or commercialise access to the Service without our written permission
- Impersonate any person or entity
We reserve the right to suspend or terminate accounts that breach these terms.
8. Intellectual Property
Our IP: The Service, including its code, design, text, trademarks, and logos, belongs to Elvirio Ltd. Nothing in these Terms grants you any ownership of or licence to our intellectual property beyond the right to use the Service as described here.
Your data:All data you enter into the Service — property details, financial inputs, calendar URLs — remains yours. We do not claim ownership of it. You grant us a limited, non-exclusive licence to store and process it for the sole purpose of providing the Service to you.
9. Third-Party Services
The Service integrates with third-party platforms (Airbnb, VRBO, Google, etc.) through publicly available interfaces. We have no control over those platforms and are not responsible for any changes they make that affect the Service’s ability to read your calendar feeds.
Your use of third-party platforms is governed by their respective terms of service and privacy policies. We are not a party to those agreements.
10. Pricing and Payment
Current pricing: The Service is currently provided free of charge. We reserve the right to introduce paid plans in the future. If we do, we will notify existing users at least 30 days in advance and will not automatically charge you without your explicit consent.
11. Disclaimers
THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, WE DISCLAIM ALL WARRANTIES INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
We do not warrant that:
- The Service will be uninterrupted, error-free, or free of security vulnerabilities
- Calendar data synced from third-party platforms will be accurate or complete
- Any financial projections generated by the deal analyzer will reflect actual results
12. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW:
(a) Our total aggregate liability to you arising out of or relating to these Terms or the Service will not exceed the greater of (i) the total fees paid by you to Elvirio Ltd in the 12 months before the claim arose, or (ii) £100 (one hundred pounds sterling).
(b) Neither party will be liable for indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, revenue, or business opportunities — even if advised of the possibility of such damages.
Nothing in these Terms limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited or excluded under English law.
13. Indemnification
You agree to indemnify and hold harmless Elvirio Ltd and its officers, directors, employees, and agents from any claims, damages, losses, and expenses (including reasonable legal fees) arising from: (a) your use of the Service in breach of these Terms; (b) your violation of any applicable law; or (c) any third-party claim arising from data you upload or connect to the Service.
14. Termination
By you: You may stop using the Service and delete your account at any time.
By us: We may suspend or terminate your account if you breach these Terms, use the Service in a way that creates legal risk or harm to other users, or if we discontinue the Service. We will give you reasonable notice where possible, except in cases of serious breach or where legal or security concerns require immediate action.
Effect of termination: On termination, your access ceases. Your data will be handled per our Privacy Policy retention schedule.
15. Changes to These Terms
We may modify these Terms from time to time. We will notify you of material changes at least 14 days before they take effect by email or in-app notice. Your continued use of the Service after that date constitutes acceptance of the updated Terms. If you do not agree to the changes, you may terminate your account before they take effect.
16. Governing Law and Dispute Resolution
These Terms are governed by the laws of England and Wales. Any dispute arising out of or relating to these Terms that cannot be resolved informally will be subject to the exclusive jurisdiction of the courts of England and Wales.
Before formal proceedings: We encourage you to contact us first at antonia@elvirio.ai — most issues can be resolved quickly without formal proceedings.
17. General Provisions
Entire agreement: These Terms, together with our Privacy Policy, constitute the entire agreement between you and Elvirio Ltd regarding the Service.
Severability: If any provision of these Terms is found unenforceable, it will be severed and the remaining provisions will continue in full effect.
No waiver: Our failure to enforce any provision does not constitute a waiver of our right to enforce it in the future.
Assignment: You may not assign your rights under these Terms without our written consent. We may assign our rights in connection with a merger, acquisition, or sale of assets.
